OBJECTIVES

The primary objectives were to protect the building from future MEES (Minimum Energy Efficiency Standards), improve energy efficiency, reduce reliance on gas, and to maintain uninterrupted HVAC services during the project delivery. This project entailed a comprehensive upgrade & modernisation of the HVAC systems in a multi-story commercial building. This included the replacement of the basement gas-fired LPHW boilers, the installation of new LED Lighting, VRF systems, the decommissioning and replacement of chillers and gas boilers, and the enhancement of the Building Management System (BMS).

SOLUTIONS

1. Gas fired Boilers

These were replaced with new electric immersion heaters, control panels & hot water shunt pumps to provide hot water to bufer vessels integrated with existing secondary pumps.

2. Chilled water system

The main chiller was decommissioned over winter with supply retained via a supplementary chiller. New VRF systems were installed on each floor, including ducted fan coils in ceiling voids & external condensers.

3. Ventilation system

The old Air Handling Units (AHU) were decommissioned & replaced with 2 new heat recovery AHU’s & the existing ducting modified to fit.

4. BMS Enhancements

The existing BMS was re-purposed to interface with the new equipment, with a detailed energy monitoring system including web-based access to allow tenants to monitor & adjust settings.

BENEFITS

The transition to LED lighting, electric heaters & VRF has significantly improved energy efficiency & reduced the buildings carbon footprint by eliminating fossil fuel boilers. The upgraded BMS has provided precise control over HVAC systems, enabling better energy management and tenant comfort.

The new systems & controls are scalable & adaptable for future upgrades, ensuring long-term operational efficiency & flexibility.
